Brand-new homes for Larkhall score success with buyers

Strong demand for Lovell Homes’ recently launched Cherry Hill development in Larkhall, South Lanarkshire, means only two homes remain available for sale in the first phase of releases

Three homes sold in the week after the launch of the development’s new show homes and sales and marketing suite. Six Early Bird reservations have also been placed by buyers keen to secure their choice of plots when the next phase of new homes is released for sale. Cherry Hill offers the rare chance to buy a new-build home close to the centre of Larkhall with two-, three-, four- and five-bedroom homes.

The new show homes were officially opened by special guests from Larkhall Thistle – Scotland’s oldest junior (or non-league) football club - whose Raploch Street ground is less than a mile from the new development.

“There was a brilliant response to the unveiling of our show homes with up to 50 people visiting us over the launch weekend, eager to take their first look inside these beautifully designed properties,” says Lovell regional sales manager Helen Dow.

“Many homebuyers have been attracted by the location, close to schools, transport and shops, as well as the exceptional quality and value built into our homes. Successfully combining practicality and style, our two show houses are the perfect showcase for the development allowing visitors to fully experience the potential of these superb properties. It was a particular pleasure to welcome our guests from Larkhall Thistle, one of the neighbourhood’s best-known and oldest institutions, to help celebrate the opening of the new show homes and marketing suite.”

Larkhall Thistle treasurer Hugh Kerr joined club president Chris Lenson and team manager Duncan Sinclair as VIP guests at the opening ceremony. Mr Kerr said the new development would significantly benefit the local area: “This is good news for Larkhall,” he said. “As a community club, we fully support Lovell who are bringing both new jobs and new homes for local people. The homes themselves are beautiful and the development couldn’t be in a better location, close to the station, local schools, the Asda superstore and Larkhall’s main street and shopping centre.”

Lovell currently has available for sale at Cherry Hill its two-bedroom Tomatin mid-terrace house style at £127,500 (£102,000 after a Help to Buy (Scotland): Equity Loan which would equate to £373 a month, based on a two-year fixed rate mortgage at 1.85%). The ground-floor accommodation features a spacious living room with French doors to the garden, kitchen with adjoining utility/storage area, hall and cloakroom. Upstairs are two good-sized bedrooms, each with fitted wardrobes while the master bedroom also benefits from an en-suite. The family bathroom and a useful store cupboard complete the upstairs layout.

For homebuyers seeking more space, Lovell also has a three-bedroom semi-detached Aberlour house style at £152,000. The ground floor of this wonderful family home includes a modern kitchen / dining room with French doors to the garden; expansive living room; utility/ storage area, hall and cloakroom. On the first floor are three bedrooms, two with fitted wardrobes, the family bathroom and a useful storage cupboard.

The Help to Buy (Scotland) Scheme – which enables homebuyers to secure a brand-new home with a deposit of just five per cent – is available on selected properties at Cherry Hill.

Close to local amenities, the development is brilliantly connected for commuters: junctions 7 and 8 of the M74 are within a couple of miles while Glasgow Central is only a 35-minute train journey away. Motherwell and Hamilton are both less than seven miles distance. There are six primary schools within a mile of the development while Larkhall Academy secondary school is just round the corner.

The sales and marketing suite, show and view homes at Cherry Hill are open seven days a week, from 10.30am to 5.30pm at Margaretvale Drive, Larkhall ML9 1QH. Ring the Lovell sales team on 01698 622 028 for more details.
