Selling your property? Here's how we can lend a Helping Hand

It’s no secret that the house selling process can be incredibly stressful - especially if your new home is ready and waiting to welcome you. Not only can the sales process be hard work, but it can also cost you a pretty penny in agency fees, which is the last thing you want after paying for your dream home.

As you cannot buy a Lovell home until you are deemed to be Sold Subject to Contract (SSTC), we recognise the need to be on your side right from the start of the house buying process, providing support and industry insights to help you make an informed decision.

That’s why, for all of our lovely customers, we’ve created our Helping Hands Scheme to help you sell your current property after purchasing one of our brand-new homes – and it’s completely free.

Helping Hands allows those with a house to sell to place a reservation on the home they like, providing confidence for the purchaser to make the leap and place their home on the market, knowing they have found a home.

The scheme assigns each buyer to one of our friendly sales advisors who will guide you through the process, starting with an independent valuation of your existing home. Once a guide price has been agreed, we’ll reserve your favourite Lovell home while our friends at Property Perspective arrange the sale of your property for free.

The Property Perspective team manages the process on your behalf and they have a fantastic record, with 90% of their sales being agreed within six weeks of being on the market.

One of our experienced regional sales directors in the Lovell Homes North West team, Anne-Marie O’Doherty, said: “It’s great that we’re able to offer this free service to our buyers to show them just how important they are to Lovell. By covering the estate agent fees, we save sellers thousands of pounds, which they can later spend on furnishing their brand-new Lovell property.

“Going the extra mile and providing the highest standard of customer care is something we very much pride ourselves on, and the Helping Hands Scheme is just one of many ways we go above and beyond for our buyers. We’ve had so many successes through the scheme since it launched, and we look forward to helping even more customers sell their properties in the future.”

The most popular part of the Helping Hands Scheme is that our sales advisors are in constant communication with you throughout the process, offering impartial advice, answering any questions, and keeping on top of Property Perspective’s progress. Once the sale is complete, we take you through the legal completion of the sale before completing the transaction and handing over the keys to your brand-new Lovell property.

So far, we’ve helped hundreds of Lovell buyers to sell their properties and master the market, with glowing reviews and successful sales across the UK.

Andrew Wilding, who upsized to a property at our Shawbrook Manor development, is just one of these customers, after he used our Helping Hands Scheme to avoid the dreaded property chain.

Andrew said: “I highly recommend the Helping Hands Scheme to anyone when buying a Lovell home. We had a really tricky buyer to deal with, and the team handled every single situation professionally and with an obvious passion for the work.

“Our advisor gave us some fantastic advice and the attention to detail throughout the process was amazing. The team kept in regular contact with us and was very quick to respond, so it took all the stress out of this part of the move. Should I need to move again, I will certainly head to Lovell’s Helping Hand Scheme for support with selling our property.”

The Lovell team in the North West collaborates with Property Perspective - a company that values and sells the properties on its behalf – to deliver the scheme and sell each property quickly and for a high price.

Alex May, relationship manager at Property Perspective, said: “The Helping Hands Scheme is a great initiative and we’re incredibly proud that Lovell Homes has chosen to collaborate with us to support their buyers through the selling process.

“At Property Perspective, our unique marketing plan gives each customer the greatest chance to sell their property in the quickest possible time. Initially prioritising property portals such as Rightmove and Zoopla, we then instruct a local estate agent to market the property alongside us if it hasn’t sold within two weeks of being on the market to make sure we are attracting as many buyers as possible. We manage the entire transaction, updating both Lovell and the seller throughout each stage the process and making sure it progresses quickly.

“We have worked with Lovell for many years now and it’s great to collaborate with aa team that values customer care as much as we do, coming together to provide the best service for our clients.”

Helping Hands can help to overcome further drawbacks with SSTC. First of all, the part exchange value of the home is often lower than full market value. With Helping Hands, your home is sold on the open market, ensuring you are getting the most value from the sale of your property at prevailing market rates.

There are further caveats such as the age and condition of the property that are taken into consideration to be accepted for part exchange. With helping hands any property can be taken on and priced accordingly to sell.

With part exchange the purchase price of the new home needs to be 30% greater than that of the home you are selling. With Helping hands there are no such restrictions so those downsizing can also benefit from the scheme.
