Newport developer celebrates New Homes Week by sharing top five benefits of new build homes

To celebrate New Homes Week, which is running from Monday 27th February to Friday 3rd March, leading developer Lovell Homes is sharing the top five reasons why homebuyers should consider new builds in the search for their perfect home.

New Homes Week is a national event organised by the Home Builders Federation (HBF), providing house hunters will all the information, guidance and inspiration needed to make the move to a new build home.

Last month (January), the HBF released a new report1 just for Wales, which found that new build house owners’ average savings will increase to over £3,300, as energy prices are set to rise again in spring and the Government’s Energy Price Guarantee cap will increase on Saturday 1st April.

  1. Save on household bills

The HBF’s Wales report details that, on average, buyers of new build properties currently save over £2,300 on household bills each year, the equivalent of £198 per month. Homeowners of new build houses specifically see an average saving of £233 per month, equating to over £2,800 a year.

In December 2022, the average annual running cost of a new build was just over £1,400, compared to an average of over £3,800 for older properties.

  1. Own an environmentally-friendly home

In Wales, 85 per cent of new builds were rated A or B for energy efficiency in December 2022, whereas just three per cent of existing properties reached the same standards, and 56 per cent were rated D or lower. New build homes also require significantly less energy use and emit over two tonnes of carbon less than older properties each year.

As standard, Lovell homes benefit from AA+ appliances and energy-efficient insulation, as well as use 30 per cent less water and 80 per cent less electricity for lighting.

A new build is the perfect blank canvas for residents to decorate to suit their own tastes and truly turn the property into a home. There is no damage or hidden DIY from previous owners to deal with, no old décor to take out or cover up, and no unwanted fittings, fixtures and appliances.

New build homes come with guarantees and warrantees that give residents peace of mind. Old homes can come with repairs that take up time and money, whereas new properties are designed to be ready to live in from day one.

All Lovell homes come with a 10-year NHBC Buildmark policy, which includes deposit protection from exchange of contracts, a two-year builder warranty from legal completion, and eight years of structural defects insurance cover.

  1. Benefit from homebuying schemes

Unlike second hand properties, new build homes can often be purchased with the help of homebuying schemes and offers, such as Help to Buy Wales, enabling buyers to move home in a way that is affordable.
