Project: Treborth Road, Blacon Project SummaryFollowing residents' campaigns to regenerate this part of Blacon, Lovell are delivering a mixed tenure development of 156 properties, consisting of two and three storey houses, apartments and bungalows. The completed re-development will provide a mixture of sale, shared ownership & rented properties. As well as building new homes, the re-development will include a play area, an ‘eco-garden’ and improvements to the 3 areas of existing open space. Aspects of SustainabilityPeopleLovell is working with Chester & District Housing Trust (CDHT) and local residents' group, TASC 2000, to consult and engage with the community. This includes attending quarterly steering group meetings, community project involvement and issuing a regular newsletter to neighbouring residents. Other iniatives designed to help engage with the local community included a competition to name the development, and the decoration of hoardings by local people to help brighten up the site boundary and discourage graffiti. Lovell also organised a coach trip for residents to two other Lovell developments in the area, to show them the type of development they should expect and enabling them to discuss the construction process with other residents. The re-development includes a designated ‘Home Zone’. Home Zones are residential areas where the streets are shared equally between pedestrians, cyclists and motorists, to give all users equal and safe access to road space and reduce speeding traffic. This promotes quality of life over ease of traffic flow, and encourages the community to take 'ownership' of their streets and take pride in their upkeep. In the Blacon re-development, the Home Zone streets are being designed as attractive and lively places where residents and their children will feel comfortable and safe. This includes measures such as the use of plants and trees to ‘green’ the space and features to encourage community activity. On street parking will ensure traffic speeds are kept low and it should help to integrate the community by offering informal chances for people to meet. PlanetThe new build homes are rated as ‘Very Good’ using the Ecohomes assessment scheme. They are fitted with energy saving features to reduce residents' utility bills. ProfitAs part of Lovell’s commitment to using local labour, it worked with West Cheshire College to recruit two Apprentice Carpenter/Joiners who live in Blacon. Both are studying an Intermediate Construction Award in Carpentry and Joinery at the College. One of these, Carpentry apprentice Dalton Hallal, was subsequently named by Lovell as the company’s North West Personal Achiever of the Year. With the support of Lovell, Dalton has attended West Cheshire College on a day-release basis, gaining his NVQ Level 2 qualification in carpentry and joinery. His work on site at Chester Point has played a key role in helping him gain the NVQ qualification.
