This development, valued at £21.5 million on completion, involved the construction of 220 new residential properties. This included 60 homes for shared ownership (including special needs), 60 homes for low-cost home ownership, 89 homes for open-market sale, 5 live/work units for open-market sale, and various community facilities. The work focused on the redevelopment of the last phase of the Trowbridge Estate following the demolition of seven tower blocks. A detailed legal framework was agreed by all parties and work on the three-year project began in Spring 2000. Our role was as main contractor/developer. Pepper potting - a first in the UKOur innovative pepper-potting proposals gave maximum choice to the new residents who were able to choose exactly where they want to live, regardless of tenure. This demand-led approach was possible as the houses and flats were built to identical space standards and specifications. This ensured a true mix of tenure to help provide a sustainable community. Tenure choiceAround a third of the homes are available for shared ownership, and flexible tenure was offered on all dwellings to ensure affordability. Low-cost home ownership was provided for key workers and the intermediate market, under the Lovell resale covenant, to local authority nominees, which also provides an asset to the Council. Open-market dwellings were sold by Lovell to provide the cross subsidy for the community facilities, which included refurbished public baths for a community centre, a new doctors surgery and community shop, and open space, a play area and replacement car parking. |
