Magpie Road was a scheme carried out to redevelop a brownfield site within a residential setting to provide modern and sustainable homes. The scheme proposed consisted of eleven new homes, eight for affordable rent and three for shared ownership. The scheme was produced in accordance with the Flagship Housing Group's individual specifications as well as meeting SDS standards and Level 4 of the Code for Sustainable Homes.

Description
The scheme comprised of four 3-bedroom homes, six 4-bedroom homes and one 5-bedroom homes and which were built using a timber-framed construction system. Our in house sustainability champion designed building fabric solutions for our client that offered heat recovery as well as air permeability. Renewable technology such as air source heat pumps complemented the fabric design and provided heating and hot water to each home. The photovoltaic panels provided further energy efficiency by supplementing the heating supply, reducing overall running costs for the resident.
By offering these solutions Lovell has been able to provide our client with a sustainable housing development that achieves Level 4 of the Code for Sustainable Homes.
Added Value
The project gained a Considerate Constructors Scheme "Beyond Compliance" award recognising our commitment to being a good neighbour to local residents, site cleanliness and safety, respecting the environment and being responsible and accountable whilst working on this scheme.
In addition to the above we offered site visits to City College Norwich craft students giving them the chance to see what a live construction site looks like as well as the renewable technology being used. Being able to see this technology in situ helped bring alive their classroom learning. They were also able to talk to our experienced site staff about the realities of working in construction.
This scheme also supporting the learning and development of two bricklaying apprentices one of which had just completed their NVQ Level 2 training and the other just starting his NVQ Level 3 training as well as one carpentry apprentice who had just completed his NVQ Level 2 qualification.
