Magpie Road was a scheme carried out to redevelop a brownfield site within a residential setting to provide modern and sustainable homes. The scheme proposed consisted of eleven new homes, eight for affordable rent and three for shared ownership. The scheme was produced in accordance with the Flagship Housing Group's individual specifications as well as meeting SDS standards and Level 4 of the Code for Sustainable Homes.

The scheme proposed consisted of two phases, the first being 18 Flats. The second, eight two-bedroom and eight three-bedroom houses (proposed build 2011). Phase one was produced in accordance with the Greater Norwich Housing Development’s individual specifications as well as meeting SDS standards and Level 3 of the Code for Sustainable Homes.
